The first phase of homes will be built on 40′, 50′, or 65′ lots. During the VIP session, initial pricing was revealed, with expectations of prices rising as the community progresses into general sales. Please note that all prices mentioned are exclusive of structural upgrades and design center choices.
The Scenic Series, comprising homes on 40′ lots, offers breathtaking views of Lake Apopka and the Orlando Skyline in the distance. Here are the floor plans available in this series:

Lot premiums for the Distinctive Series range from $35,000 to $90,000.
Lastly, the Echelon Series homes are situated on the most spacious 65′ lots. These 5 impressive floor plans, start at $589,990 and reach up to $629,990. These homes offer generous living spaces of up to 3,453 square feet. Please note that these prices do not include structural options, design center choices, or lot premiums.
For the Echelon Series, lot premiums range from $52,000 to $185,000.
In addition to the homes, there were other noteworthy details about the community released.
Though monthly HOA fees were not discussed, there was some info regarding what else the HOA covers. You Del Webb Minneola homes comes with 1 gig high-speed internet and 75 basic TV channels. Landscape and irrigation maintenance is included for all homes.
An initial HOA Capital Contribution Fee of $3,000 is required. Additionally, the community has a Community Development District (CDD) which varies based on lot size. The CDD is an additional tax that contributes to the development of essential infrastructure in the rapidly growing area. CDD fees are collected annually and paid with property taxes, with rates as follows:
- 40′ lots: $1,650
- 50′ lots: $1,900
- 65′ lots: $2,150
Residents will also be subject to an annual Food & Beverage Assessment of $840, which can be utilized as a dollar-for-dollar credit at the Community Grille and Bar.
