Cypress Reserve new homes in Groveland and Clermont

South Lake Regional Park opened in Groveland on May 21, 2026. The park is on Max Hooks Road, just south of State Road 50. It has baseball fields, softball fields, and room for soccer and cricket. Cypress Reserve is a planned community on the land just south and southwest of the park. It’s set to have about 670 homes on roughly 486 acres along Sumner Lake, with single-family homes, townhomes, a clubhouse, a pool, and a kayak launch on the lake. Homes here are still a ways off. Our best estimate is that the first homes go on sale in early 2027, and that could slide into 2028. No builder has released a firm sales date.

Between South Lake Regional Park and downtown Clermont

South Lake Regional Park is on Max Hooks Road, which runs along the site’s eastern edge. Downtown Clermont is about two and a half miles east on SR 50. That’s about five minutes with no traffic.

South Lake Regional Park

The park covers about 141 acres at 13989 Max Hooks Road. The city built it as the largest multi-use park in Lake County. It’s open from 8 a.m. to 10 p.m.

There are four youth baseball fields, with 215 feet to center field. There are four softball fields, with 225 feet to center field. Two full-length fields can be used for soccer or football. There’s a full-size cricket field. You’ll also find batting cages, tee-ball, and volleyball.

The fields have dugouts, shaded bleachers, and scoreboards. Walking paths, pavilions, picnic tables, and concession stands are on the site too.

Downtown Clermont on Lake Minneola

Historic downtown Clermont sits on the south shore of Lake Minneola. Waterfront Park runs along the lake between East Avenue and Eighth Street. It has a beach with a swim area, fishing piers, a playground, and picnic areas. Champions Splash Park is inside it too.

The Lake Minneola Scenic Trail runs through Waterfront Park. It ties into about 26 more miles of trails. You can walk, run, or ride from the lakefront without loading a car.

Victory Pointe is a 10-acre park at 938 Victory Way, just west of the historic village. It has trails and an event space. It also cleans stormwater before it reaches Lake Minneola.

The Clermont Farmers Market sets up downtown every Sunday from 9 a.m. to 2 p.m. It runs along 8th Street and Montrose Street, all year.

Lake Hiawatha Preserve is a 220-acre park on 12th Street. It has two dog parks, a playground, and a picnic pavilion. The Champions Pointe Disc Golf Course is there too.

The Citrus Tower is east of downtown on US 27. It opened in 1956. An elevator takes you to an observation deck 226 feet up.

Where Cypress Reserve sits

The land is south of Broad Street, which is State Road 50 through Groveland. It’s west of Max Hooks Road, also called County Road 561. It’s north and east of Montevista Road. It covers about 486 acres, on the edge of the Green Swamp. Sumner Lake borders part of the site.

The homes

The approved plan, as of February 2026, is about 670 homes. About 607 of those are single-family homes. About 66 are townhomes, at 1,386 and 1,423 square feet. A December 2024 plan showed the single-family homesites at about 50 feet and about 65 feet.

Many of the 65-foot homesites along Sumner Lake are expected to have the option of a private dock.

Who is building it

The community is being developed by local central FL developer Richland Properties and it appears there will be multiple builders offering homes in the community including Lennar, Toll Brothers, Tri Pointe, and Risewell.

What the plan includes

The plans include a clubhouse, a pool, a cabana, a fitness center, a park, a multi-use field, tennis, pickleball, a playground, a tot lot, a dog park, a social lounge, and a kayak launch. The launch and a community dock put you on Sumner Lake. Greenway trails are planned too.

Cypress Reserve CDD fees

The City of Groveland set up the Cypress Reserve Community Development District on June 6, 2022. Homeowners will pay a yearly CDD assessment. The district’s budget for the year that began October 1, 2026 proposes these yearly amounts. A townhome is about $1,420. A home on a 50-foot homesite is about $2,170. A home on a 65-foot homesite is about $2,370.

On the ground

As of March 2026, a wet well was in. Site work was moving. The curb was being set. Storm, sewer, potable, and reclaimed lines were going in.

Prices

Anticipated prices we’ve seen run from the high $400,000s to the middle of the $800,000s, as of October 2026.
