Picture a Saturday at Reflections at Olympus. You grab coffee, walk the kids down to the neighborhood lake, and watch someone paddle by on a board. By 9 you’re at Southern Hill Farms picking berries, and by lunch you’re eating by the water at Hamlin. The afternoon is for Lake Louisa State Park, right across the road.
That’s the idea behind Reflections at Olympus, a new neighborhood of single-family homes and townhomes going up on the east side of US 27 in Clermont. It’s the first group of for-sale homes inside Olympus, the big mixed-use project on Wellness Way that we first wrote about back in 2022. Construction on the first homes is underway, and homes are now on the market.
Where Reflections at Olympus Is
Reflections sits inside Olympus, in the City of Clermont, on the east side of US 27 directly across from Lake Louisa State Park. Wellness Way runs along the north edge of Olympus, Schofield Road runs along the east side, and Olympus Boulevard forms the south edge of the neighborhood. An apartment community is already open on the Olympus land between Reflections and US 27. The mailing addresses use ZIP code 34714.
Olympus covers about 243 acres. In 2022 we reported on a 318 home front porch community planned within Clermont’s Olympus project, with about half single-family homes and half townhomes on roughly 40 acres. Reflections is that neighborhood, now with a name and streets. County parcel records for Reflections at Olympus Phase 1A and 1C cover close to 40 acres with about 140 homesites platted so far. Two larger parcels inside the plat haven’t been split into lots yet and look set aside for later phases. We haven’t seen a final total for the whole neighborhood, so treat the 318 figure from 2022 as the early plan, not a promise.

What Living Here Is Like
This corner of Clermont still feels open. Lake Louisa is across the road, with pasture and new neighborhoods to the east. The south end of Wellness Way is filling in fast, though. Across Schofield Road you’ll see the homes of other new neighborhoods, and more are on the way along the Hancock Road corridor. We’ve covered some of them, including the new community coming to Wellness Way on Hancock Road, the 948 homes planned just across the county line, the 341 home lakefront community on Wellness Way, and Ridgeview in Clermont.
Drive times from the middle of the neighborhood are rough, measured without traffic on today’s roads.
- Lake Louisa State Park: just across US 27, a few minutes
- Southern Hill Farms: about 3.7 miles, 10 minutes
- Windy Hill Middle School: about 11 minutes
- East Ridge High School: about 14 minutes
- US 27 and SR 50: about 15 minutes
- Downtown Clermont: about 16 minutes
- Hamlin Town Center: about 8 miles, 17 minutes
- Downtown Winter Garden: about 27 minutes
- Magic Kingdom: about 35 minutes
- Downtown Orlando: about 42 minutes
Lake Louisa State Park
Having a state park across the street is the big draw for us. Lake Louisa State Park covers a chain of lakes with hiking and biking trails, paddling, swimming, and camping and cabins. It’s close enough for a quick sunset walk after dinner, not just a planned day trip. Bring bug spray in the summer and water for the trails.
Southern Hill Farms
About 10 minutes east on Schofield Road, Southern Hill Farms is a 120 acre family farm with u-pick blueberries, strawberries, peaches, and sunflowers depending on the season. The fall festival runs September 26 through November 22, 2026. The u-pick fields are a local favorite, and weekend mornings in season get busy. Go early, bring sunscreen, and wear a wide-brim hat. We wrote about it in the berries are sweet on this Lake County farm.
Hamlin
Hamlin Town Center on Lake Hancock in Horizon West has Publix, restaurants, a movie theater, and waterfront spots to sit outside. Right now it’s about 17 minutes away. That gets better once the New Independence Parkway connection opens, which we explain below.
Shopping, Schools and Health Care
For everyday errands, the US 27 corridor north toward SR 50 has the big box stores, and Clermont and Hamlin cover restaurants. We checked the Lake County Schools attendance zone map for the neighborhood, and it currently shows Sawgrass Bay Elementary, Windy Hill Middle, and East Ridge High. Zones can change as new schools open out here, so confirm your address with the Lake County Schools locator.
The Roads Changing the Drive
Out here, location comes down to roads. Two projects matter most for Reflections.
SR 516, the Lake/Orange Expressway. The Central Florida Expressway Authority is building a 4.4 mile toll road from US 27 to SR 429. It meets US 27 south of Olympus. According to CFX, the section from SR 429 to CR 455 is expected to open in spring 2027, and the full road to US 27 is estimated for early 2029. Once it’s done, getting to SR 429, Disney, and the rest of Orlando should be a lot more direct. Today you have to head north on US 27 first.
The New Independence Parkway connection. Orange County is extending New Independence Parkway about a mile west from Avalon Road to the county line, where it ties into Wellness Way. The county project page shows work running into early 2027. When it opens, Wellness Way becomes a straight shot into Horizon West and Hamlin instead of the long way around.
Wellness Way itself runs right along the north edge of Olympus, so both of these projects put the neighborhood close to the new routes.
The Olympus Plan
Olympus is planned as much more than houses. The plans we’ve seen over the years for the 243 acre site include a sports campus with tennis, beach volleyball, track and field, aquatics, ice, and field sports, along with an indoor arena. A 2023 City of Clermont announcement described an AAU event center of more than 100,000 square feet. Other plans call for medical offices and a wellness and fitness center tied to a health care partner, senior housing, hotels, and a town center with shops, restaurants, and apartments over retail. A multi-use trail is planned to run through the campus.

Apart from the apartments and the new homes, most of that is still plans. In late 2024 the Olympus Community Development District issued about $22.3 million in bonds and notes for infrastructure. That’s a real step. Still, we haven’t seen firm opening dates for the sports campus, event center, or town center. If those pieces come together, Reflections would have sports, medical offices, and dining within walking distance. We’ll keep an eye on it and update you.
The Homes
Reflections mixes single-family homes and townhomes, which fits the front porch plan we wrote about in 2022. There are four collections, two single-family and two townhome.
Legacy collection. Single-family homes on 45 foot homesites. The published plans run about 1,790 to 2,930 square feet in one and two story designs, with 3 to 5 bedrooms, 2 to 4 full baths plus a half bath, and 2 or 3 car garages.
Valor collection. Single-family homes of about 2,110 to 2,600 square feet, with five plans. The largest has 5 bedrooms and a 3 car garage. Lot width for this collection isn’t published. County parcel maps show a row of homesites about 35 feet wide along Ponder Way, which is likely this collection, but confirm with us before you count on it.
Summit and Endeavor townhomes. These were listed as coming soon in September 2026. Summit plans run about 1,900 to 1,960 square feet. Endeavor sizes and pricing aren’t out yet. The parcel maps show roughly 88 narrow townhome lots on Revive Lane, Vesper Lane, and Elevation Court.
Some of the neighborhood details:
- Front and rear lawn care is included, so weekends stay free for the park.
- The HOA covers landscaping, irrigation, and the amenities, and includes an activities coordinator for community events.
- Planned amenities include a resort style pool and cabana, a 16 acre lake with lakeside trails for kayaking, paddleboarding, and fishing, parks and green space, a tot lot, a dog park, and a future amphitheater. We haven’t confirmed which of these are finished today, so ask us for a current status.
- Streets so far include Ponder Way, Restoration Way, Clarity Way, and Paramount Avenue.
Construction started in 2026, and the homes now listed as quick move-ins show completion dates from about January to April 2027.
Pricing, Fees and Incentives
Published pricing in September 2026 started at $449,990 for both single-family collections. In the Legacy collection that gets you a one story plan of about 1,790 to 1,810 square feet, and the largest two story plans of about 2,920 square feet were listed at $549,990.
Quick move-in homes listed in early September 2026 ranged from about $509,000 to $641,000.
- Valor, 3 bedrooms, 2.5 baths, 2 car garage: about $509,000 to $511,000
- Legacy, 4 bedrooms, 3.5 baths, 2 car garage: about $620,000 to $628,000
- Legacy, 3 bedrooms, 2.5 baths, 3 car garage: about $630,000 to $641,000
Townhome pricing hadn’t been released.
Fees matter out here, so plan for them. HOA dues were listed at about $265 a month for Valor, $280 for Legacy, and $325 for the townhomes. There’s also a CDD assessment on top of that, listed at roughly $1,400 to $1,830 a year for the single-family homes and about $670 to $920 for the townhomes. The listed property tax millage was about 13.45 mills. When you compare Reflections to an older neighborhood, add the HOA and CDD to the monthly payment so you’re comparing the same thing.
Incentives of up to $50,000 and a hometown heroes program for medical workers, firefighters, police, military, and teachers have been advertised for this community. Terms change often and depend on the home and how you finance, so ask us for what’s current before you count on any of it. Prices and availability change week to week too.
Reflections at Olympus puts a new home across the street from a state park. Add the Olympus plans and two big road projects, and getting around south Lake County and west Orange County should keep getting easier.
